Can Serrus or the homeowner enter my home without notice?
You will be given 24-hours notice of any visit to your home by Serrus or the property owner unless access is needed for an emergency. You will schedule any maintenance repair or service provider (TV, phone) visits yourself in order to work with your schedule.

How do I request maintenance for a problem in my home?
Please submit an online maintenance request via the Maintenance Request form on this site if your issue is not an emergency. Examples of emergency issues are flooding in your home, a broken heating unit, a tree falling on your home, etc. If you have a maintenance emergency during regular business hours (Monday – Friday, 8:30 a.m. to 5:00 p.m.), contact us at 864-642-1647 to report the problem. If you have a maintenance emergency that occurs after business hours, call 864-642-1647 and explain the issue. Our on-call property manager will be back in touch with you quickly to help resolve the problem. Please bear in mind that you may be liable for repair fees if any maintenance issue arises from damage you caused to the home.  

When is my rent considered late?
Your rent is due on the first day of the month and is considered late after the 5th. We post payments the day they arrive in our office. If you mail your payment, please note that we cannot control how long it takes for the payment to be delivered to our office. To avoid late fees, please pay your rent in person at our Greenville or Spartanburg location or via our online payment option. Late fees are strictly enforced.

Is it possible to break my lease early?
Early lease termination is considered on a case-by-case basis and at the discretion of the property owner. Please refer to your Lease Addendum signed when you rented the property for a list of early lease conditions.

What voids the return of my security deposit at move-out?
Normal wear and tear of a home is expected. Please refer to your Move Out Checklist Addendum for a list of property damage not considered normal wear and tear. Please note that you are responsible for having all carpets professionally steam cleaned prior to move out and must provide a receipt for those services. Serrus Real Estate and Property Management, LLC will do a walk through of your home with you during move-out and will assess any items that may void your security deposit.

Can I install paid television service at my home?
If a paid television service hookup does not already exist at your rental property you can request permission to have a service installed by calling Serrus Real Estate and Property Management, LLC at 864-642-1647 prior to ordering service through the provider of your choice. You will be solely responsible for the cost of installing and maintaining any paid television services, as these are not included in your monthly rent. Please note that most companies require you to return leased equipment when you disconnect your service. Serrus will not be responsible for payment of any fees for unreturned equipment, nor will we pay for removing equipment such as satellite mounting poles or satellite dishes.

Can I have a pet in my home?
Most property owners do not allow pets. To determine if your property owner will allow a pet, please refer to the Rental Agreement you signed at move-in or contact Serrus Real Estate and Property Management, LLC at 864-642-1647.
